Marketing for buyers agents that brings in clients ready to buy

Stop giving away an hour of free advice to people who were always going to buy on their own. Get a website that shows how you work, answers buyers while you’re at an auction, and has their budget, finance and brief in hand before you pick up the phone. Month to month, and you can walk away any time.

A white Queenslander on a hillside street at dusk, its front door open and hallway lit for an inspection, a blank sign board on the lawn and keys on the front steps, the Brisbane skyline behind.

The problem

Where the work goes now

01

The discovery call that turns into free advice

Someone books a call, asks which suburbs to look at and what they should be paying, thanks you, and buys on their own. Your knowledge is what you sell, and a free call is where most of it gets given away.

02

Enquiries before the finance is sorted

No pre-approval yet, a budget that does not match the brief, or a buyer still deciding between a home and an investment. All worth talking to eventually — but not ahead of the buyer who is ready this month.

03

“What’s your fee?” before anything else

When the fee is the first question, you are being compared on the one number that shows the least of what you do. The search, the access and the negotiation are the value, and a fee on its own says nothing about them.

04

Buyers who decide before they meet you

Referred clients look you up first, and interstate or overseas buyers may never meet you before they sign. Your website is the whole first impression — it either shows how you work, or quietly sends them to someone whose site does.

01

A brief before the first call

Most of a discovery call is collecting the same things: budget, whether finance is approved, home or investment, which areas, how soon, and what the property must have. A brief form on your website collects them first, and the assistant fills it in with the buyer as they talk. You decide who gets a call — and the serious ones arrive with half of it already done.

  • Ready buyers reach you with the brief already in hand
  • Buyers who are still early get a useful answer and an easy way back, not a booked hour of your time
  • You open an enquiry knowing whether it is worth the call
02

What she will never say

A buyer acts on what your website and your assistant tell them, and it is said in your name. So the rules that matter are enforced in code, not left to the model, and they hold whether or not it cooperates.

  • Never predicts capital growth, rent or returns, and never calls an area or a property a good buy
  • Never says what someone can borrow — that is for their broker
  • Questions about buying through self-managed super go to you and their adviser, never answered in a chat
  • Never names your fee unless you have approved the figure
03

The nearest work we have done

We haven’t built for a buyers agent yet, and we’d rather tell you here than have you find out on a call. The closest is AHO Renovations, a renovation builder in Brisbane — a different business, with the same problem: too many first conversations with people who were not ready. His contact form was broken, his website looked like everyone else’s, and the enquiries that did get through had no detail to sort them by. We rebuilt his website with a new look, a planner that collects the details before anyone rings back, and an assistant that has the first conversation for him. It went live on 5 September 2026.

  • Seven enquiries in just over five weeks, and he tells us he’s busier than he’s been
  • Every one of the first five arrived with a phone number, a suburb and the stage of the project
  • He says customers now arrive “more sure” of what they want
  • The jobs he’d only have said no to get turned away by the assistant before they reach his phone
04

Everything goes out under your licence

Buyers agents work under a real estate licence, and what your website says is yours to stand behind. Reviews are your real ones, word for word. A purchase is only shown as yours if you made it and your client agreed to it being shown. Results are stated as what happened, never as what a buyer should expect.

05

We don’t hand it over and disappear

Every settled purchase is a new story worth telling, and every new area is a page worth having. Send us the details and it normally goes up by the next business day. Every month we look at what came in, what buyers asked and what they searched for, and make the site better.

Questions

Questions buyers agents ask us

Have you worked with buyers agents before?

Not yet. Our work so far is with a renovation builder, at AHO Renovations. The part closest to yours is the planner that collects the brief before anyone meets — but we won’t pretend to a track record in your business that we don’t have.

Will the assistant tell people where to buy?

No. She never predicts growth or returns and never calls an area a good buy — that is your advice, given by you, to a client who has engaged you. She can say which areas you work in and what kind of buyer you suit.

Will she tell people my fee?

Only a figure you’ve approved, and none at all if you’d rather. She can explain how your fee works and what it covers in your own words, and hand the number to you.

Do you sell leads?

No. We build the thing that brings in your own — the website, the pages that get you found, and the assistant that sorts what comes in. An enquiry from your website goes to you and nobody else.

Am I locked in?

No. After the build it’s month to month, and either of us can end it with 30 days’ notice.

Do you run Google Ads for buyers agents?

Yes — once your website is worth sending buyers to. We run the ads in your own Google Ads account, and you pay Google directly. We can show you which ads turned into engagements, not just clicks.

I already have a website. Do I have to start again?

Usually, yes — the pages, the brief form and the assistant are built to work together. We bring across whatever is worth keeping, like your reviews and photos. If you’d rather keep your site as it is, we can still have enquiries answered for you without touching it.

Do you only work with Brisbane buyers agents?

We are Brisbane-based and work with businesses across Australia. Area pages work the same way wherever the areas are.

Want the next enquiry to be one worth your time?

Tell us the work you want more of and where you want it. If a new website is not what is holding you back, we will say so.
