Marketing for custom home builders that finds the serious buyers

Stop spending afternoons on first meetings with people who don’t own a block yet. Your buyers take months to choose a builder — so be the one whose website answers them at 9pm, shows them homes like theirs, and makes them feel safe. The serious ones reach you ready to talk. Month to month, and you can walk away any time.

The timber frame of a two-storey home on a steep bush block at dusk, a work light glowing on the slab, stacked timber and a small excavator beside it, hills and lit houses in the valley behind.

The problem

Where the work goes now

01

Up against display homes and big ad budgets

The volume builders have display villages and a marketing team. You have the thing they can’t sell: a house designed for one block and one family. A website that looks like a cheaper version of theirs throws that away.

02

Dreamers with no land and no finance

Some enquiries are a family ready to build. Plenty are someone years off buying a block. Both arrive as the same two-line message, and finding out which is which costs you a phone call, a meeting, sometimes a sketch.

03

Buyers who take months to decide

Nobody picks a builder for their home in an afternoon. They come back, compare, and come back again. Every time, your website is where they check if you still look like the right builder — and a slow reply is where they decide you’re not.

04

Your best homes, shown as a photo gallery

Every home you build solved something — a steep block, a narrow lot, two generations under one roof. A gallery shows what it looks like. It doesn’t show what you can do, and Google has nothing in it to find.

01

The nearest work we have done

We haven’t built for a custom home builder yet, and we’d rather tell you here than have you find out on a call. The closest is AHO Renovations, a renovation builder in Brisbane — a different trade, with the same problem: a website that brought in the wrong size of job. His contact form was broken, his site looked like every other small builder’s, and his Google profile views were down 73% on the year before. We gave his website a new black and gold look, rebuilt it around the bigger work he wants, and put an assistant on it. It went live on 5 September 2026.

  • Seven enquiries in just over five weeks, and he tells us he’s busier than he’s been
  • A whole-home renovation enquiry, and an extension that turned up with the plans already drawn
  • Homeowners from as far as Mango Hill and Victoria Point have got in touch — suburbs his website was never aimed at
  • He hasn’t spent a dollar on Google Ads
02

The one-star review nobody had to write

In October 2026 we read the Google reviews of 19 Perth renovation builders. Five of them had one-star reviews from homeowners whose enquiry or quote was never answered — seven in all — and four of those five still average over four stars. The building wasn’t the problem. Getting back to people was. When a buyer is choosing who builds their home, a slow reply is the first thing they hold against you.

03

No lock-in, and what we’ll never do

Plenty of builders have been burned by a 12-month contract and a sales rep who only calls when you try to leave. These are promises, not sales talk.

  • No lock-in. After the build it’s month to month, and either of us can end it with 30 days’ notice
  • Your enquiries are yours. We never sell or share them
  • We won’t promise you a number of leads or a spot on Google
  • The assistant never gives a price per square metre, a build time or what council will allow — those are your answers
  • Your real reviews, and only homes you built. Nothing goes on the site under your licence that you can’t back up
04

We don’t hand it over and disappear

Every home you finish is a new page worth having. Send us the photos and the story and it normally goes up by the next business day. Every month we look at what came in, what buyers asked and what they searched for, and make the site better.

Questions

Questions custom home builders ask us

Have you worked with custom home builders before?

Not yet. Our builder work so far is renovations and extensions, at AHO Renovations. It works the same way — show the work you want more of, get found for it, and sort the enquiries before they reach you — but we won’t pretend to a track record in your trade that we don’t have.

Do you sell leads?

No. We build the thing that brings in your own — the website, the pages that get you found, and the assistant that sorts what comes in. An enquiry from your website goes to you and nobody else.

Am I locked in?

No. After the build it’s month to month, and either of us can end it with 30 days’ notice.

I’m flat out. How much of my time does this take?

Very little. A short call to start, photos of your best homes, and a quick yes or no when we check something with you. After that, you tell us what to change and we do it.

Will the chatbot talk prices or build times?

Only figures you’ve approved, and none at all if you’d rather. A price per square metre, a build time, what council will allow — anything you haven’t given her, she passes to you.

Do you run Google Ads for builders?

Yes — once your website is worth sending buyers to. We run the ads in your own Google Ads account, and you pay Google directly. We can show you which ads turned into signed contracts, not just clicks.

I already have a website. Do I have to start again?

Usually, yes — the pages, the enquiry form and the assistant are built to work together. We bring across whatever is worth keeping, like your reviews and photos. If you’d rather keep your site as it is, we can still have enquiries answered for you without touching it.

Want the next enquiry to be one worth your time?

Tell us the work you want more of and where you want it. If a new website is not what is holding you back, we will say so.
