An AI chatbot for builders that filters out the time-wasters

Every free quote for someone who was never going to build is your hard work given away. She has the first conversation for you — turns away the jobs you don’t take, asks what you’d ask on site, and sends you the genuine leads with the detail already in them.

What that includes

Everything in Chatbots for builders

  • 01Filters out the time-wasters before they reach your phone
  • 02Qualifies the genuine leads the way you would on a first call — rooms, stage, whether they own the place, whether they’re living in it
  • 03Tells people your policy on the first site visit up front, before you drive out
  • 04A renovation planner on your site, and she fills it in with homeowners as they talk — so every lead arrives as a brief you can quote from
  • 05Never a price, a timeframe or a promise you haven’t approved — enforced in code, not left to the model
  • 06A monthly note of what she did: who she turned away, what came through, and what she’d change
01

Stop qualifying bad leads yourself

Most builders qualify their leads at night, on the phone, after a day on site. Half the calls are a job you don’t do, a job too small to be worth it, or someone who wanted a price to wave at another builder. She has that conversation instead — and the ones that were never going to be work end there, without you.

  • Out-of-scope work turned away politely, using your rules, not hers
  • The genuine leads come through with the detail already in them
  • You open an enquiry knowing whether it’s worth the call
02

Built with your website, not bolted onto it

A chatbot stuck on the side of an old site has to answer everything, because the site answers nothing. We build them together. The pages say what you do and where, the renovation planner collects the brief, and she handles what’s left: the question the pages didn’t cover, the job you don’t take, the homeowner stuck halfway through the planner. Most visitors never need to ask her anything — which keeps her running costs down, and means the conversations she does have are the ones that matter.

  • The planner covers rooms, finishes and stage, and she fills it in with homeowners as they talk
  • She picks up what they told her in the chat, so nobody is asked the same thing twice
  • Fewer conversations, not fewer leads: the site does the talking, she does the sorting
03

Stop giving your hard work away for free

A site visit, a measure-up and a quote is hours of skilled work, and most builders give it away to anyone who asks. Homeowners do ask whether the first visit costs anything — so she answers with your policy, whatever it is, before you’ve left the yard. The people who still want you to come out are the ones worth the drive.

04

Get your evenings back

The hours go somewhere. Time spent sorting enquiries and quoting jobs that go nowhere comes out of paid work, or out of time with your family. We can’t tell you how many hours she’ll save — that depends on how many time-wasters you get — but every one she turns away is one you never have to.

05

She asks what a good builder asks

Someone planning a bathroom often hasn’t thought about the ensuite, the finish level, or whether the house needs another room. A builder standing in the kitchen would ask. She does the same — once, plainly, and only about work you actually do. She never tells anyone something is easy, cheap or allowed: that is your call on site, not hers in a chat window.

06

Moving into new work

If you’re a builder branching into renovations or extensions, the website and the assistant have to carry you where your job history doesn’t yet. She describes what you do without overstating what you’ve done, and she can’t be talked into a price or a start date. That matters more to a licensed builder than it does to almost anyone, because the claims go out under your licence number.

What happened at AHO Renovations

AHO Renovations, a Brisbane renovation builder, relaunched on 5 September 2026 with the assistant and the planner working together. These are observations from the first four weeks, measured on 3 October 2026, not a before-and-after — that needs a full quarter of traffic.

  • Five enquiries by 3 October, three of them through the renovation planner — four bathrooms and an extension, the extension arriving with plans already drawn
  • Two of the five described the job in real detail. The owner says customers now arrive “more sure” of what they want
  • She turned away a pool, a laundry-only job, small bathroom repairs and panels over existing tiles — all work the owner had told her he doesn’t take
  • Half her replies came straight from the business’s published answers, with no AI call at all. The AI behind her has cost US$0.03 in total, with no errors
  • Her conversations so far have mostly been short questions — do you do pools, what happens if I get in touch — rather than leads. That is what we are watching as the numbers grow
  • The requests coming in are for whole-room renovations and extensions, the larger work the rebuild was aimed at
  • The owner tells us the planner and the assistant together have given him a lot more of his time back — time he is putting into growing the business in the direction he wants

What this looked like for a named client

7

7,726

839

Enquiries to 12 October 2026; Google search for the 28 days to 10 October 2026; Business Profile for 1 September to mid-October 2026. Measured from the site’s own enquiry records, Google Search Console and the business’s Google Business Profile. The old website recorded nothing, so there is no before-figure for any of it. Being shown is not being chosen: most of the searches are small ones, and the enquiries are the figure that matters.

Questions

Questions we get asked about this

Will it quote my prices to people?

Only figures you have approved, and none at all if you’d rather. Anything else is withheld rather than guessed. Most builders start with none.

Won’t it scare off the good enquiries?

She turns away what you have told her to turn away and nothing else. Work you haven’t ruled in or out — commercial jobs, at AHO Renovations — isn’t declined: she asks them to send the details in, and you decide.

I already have a website. Can you put her on it?

Not a customer-facing one, no. She works because the site around her was built for her — the pages, the planner and the rules all come from the same place — and on a site we do not control we would be answerable for what she says without being able to see what changed around her. If what you are after is fewer time-wasters rather than a chat window, we can qualify the enquiries already reaching your inbox without touching your site at all.

What happens when she doesn’t know?

She says so and hands over to you. An assistant that fills a gap with a guess is one you end up honouring.

Want to know whether this is the part that would actually move the numbers?

Tell us what the business is trying to change. If this is not the thing holding you up, we will say so and point at what is.
